Are you hoping to get a steady income stream from your portfolio (this is your cash flow or yield), or are you looking to achieve long-term growth (this is the capital growth of your property over time)? When choosing a property to invest in it’s advisable to get a balance of a sound yield, (4% and above) and capital growth (the increase of the value of your property over time). So, if your risk profile is a tilt toward one or the other that’s good to know but still try to be mindful of the other aspect.
